Where can I find available apartments?

How do I apply?

You must create a user account on Hybel.no to submit an application.
Can we join a waiting list?

Unfortunately, we do not maintain waiting lists.

All available apartments are posted continuously on hybel.no or finn.no.
How will we be contacted to arrange a viewing?

We will contact you via the same digital platform you used to send your message.
How long after viewing can I expect a response?

You can expect to hear from us within 2–3 days after the viewing.
How do you choose between multiple interested applicants?

If there’s high interest in the same apartment, we evaluate holistically, aiming to create a good residential community.
We are concerned with maintaining a good mix of tenants on our properties. Selection is done with that in mind.
Reference checks are carried out, and applicants seeking long-term rental are prioritized over short-term renters.
Do I have priority to move to a larger or smaller apartment if needed?

Yes. If your tenancy has been well-managed and orderly, we will do our best to accommodate your request for a change to another apartment.
Do you have an on-call service (emergency service)?

Yes, we have a hotline for emergencies outside office hours.

What parking options are available?
- Tempe: Possibility to rent a fixed garage parking space. Guest parking is available outdoors for a fee.
- Nærbyen 24/7: Can rent a fixed parking space. No dedicated guest parking, but public parking is available nearby.
- Frostgården: Zone parking via Trondheim Parkering. No guest parking in the building, but public parking is available nearby.
Are modifications allowed in the apartment, like painting or hanging items on the wall?

Yes, such modifications are allowed. However, before you move out, everything must be returned to its original condition.
This means any changes to surfaces must be filled, sanded, and repainted.
What is the difference between a deposit and a rental guarantee in terms of contract duration?
- Deposit: You enter into an open-ended (indefinite) rental agreement.
- Rental Guarantee: You enter into a fixed-term agreement for three years.

What is the notice period?

he notice period is three months, starting from the 1st of any given month.
We offer open-ended rental contracts with no lock-in period and a rolling 3-month notice period.
Can I sublet the apartment?

Subletting must be approved by the landlord.
We only allow subleases for periods between 6 and 12 months.
How is the deposit paid, what are the terms, and when must it be paid?
Tenants can choose between a deposit or a deposit guarantee from Tryg.

The landlord will set this up during contract signing on Hybel.no.
The amount depends on the apartment type and security option and is indicated in the advertisement.
- Deposit:
  - Amount: 4 x monthly rent.
  - Created in Lea Bank upon signing the rental contract.
  - Paid 1–7 days before the contract start.
- Deposit Guarantee:
  - Amount: 14% of 6 x monthly rent.
  - This amount is paid once and is non-refundable.
