  • Fire & Safety

    Frost Eiendom AS takes fire safety seriously and has installed a comprehensive fire alarm system. If a fire occurs in one apartment, all units in the building will be alerted. Please note: the alarm is not connected to the fire department. In the event of fire, you must call them immediately yourself.

    If the alarm is triggered accidentally, you can deactivate it via the override panel within 3 minutes to prevent the entire building from being alarmed. Hold the “override button” for 3 seconds.

    • Residents in Sorgenfriveien 30A: Override panel is located by the elevator.

    • Residents in Sorgenfriveien 32A: Override panel is inside the apartment.

    Be sure to familiarize yourself with the fire safety instructions when you move in, review escape routes, and understand how the override panel works.

  • House Rules

    You’ll find useful information about our house rules (husordensregler) at Nærbyen 24/7 online.

  • Rental Agreement

    You can access your lease agreement on Min side (hybel.no) under “Lease Contract.”

  • Termination (Notice Period)

    Rental agreements in Nærbyen 24/7 have a 3-month notice period, effective from the 1st of the month. The lease terminates on the last day of the month at 12:00 PM. Notice must be submitted in writing via email or through Min Side (hybel.no). Refer to clause 12 of your lease for details on how the apartment should be returned.

    The property manager will contact you after receiving notice to arrange an inspection of the apartment. This is done early to clarify any necessary repairs and who is responsible for them. Your deposit will be refunded once the handover is approved and we’ve received your new address (and bank account number, if applicable), as well as invoices for any repairs to be deducted from the deposit.

  • Parking

    Residents can rent a parking space for NOK 1,514 per month. To rent, contact eiendom@frost.no.

    Visitors can park in the parking structure at the Kiwi building. Entry is at the north end—follow signs for Kiwi parking.

    • First 45 minutes: free

    • Thereafter: NOK 44 per hour

  • TV & Internet

    Internet is provided by Telia and included in your rent. The modem is pre-installed in the apartment but needs to be reset upon moving in. To do so:

    • Locate the reset button on the back of the modem.

    • Use a pen or similar object to hold the button down for a few seconds.

    • Username and password are printed on the back of the modem.

  • Maintenance Information

    As a tenant, you are responsible for maintaining the apartment throughout your tenancy. Refer to clause 10, section 3 of your lease for detailed responsibilities.

    Bathroom

    • Clean the drain at least twice a year, or as needed.

    • Clean the water trap and washing machine taps at least once a year.

    • Descale the showerhead annually to remove lime and dirt.

    • Clean the extractor fan at least once a year—or as needed.

      • To clean: remove the cover, clear debris from the vent, wipe with a cloth and paper towels.

      • A clogged extractor can reduce ventilation in both the bathroom and kitchen, so regular cleaning is vital for good indoor air quality.

    Kitchen

    • Avoid pouring grease or food waste down the sink; clogged drains can cause damage, extra costs, and even pests.

    • Dispose of liquid grease in a suitable container (e.g., an empty milk carton) and place it in regular waste.

    • Clean the water trap as needed, at least annually.

    After cleaning: Ensure seals, nuts, hose clamps, and drain pipes are tightened properly to prevent leaks.

    Kitchen Hood Cleaning

    • Remove the filter and soak it in warm water with a little ammonia.

    • Rinse with cold water and repeat until the filter is completely clean.

    • Clean the kitchen hood at least twice a year, or as needed.

    • Tip for keeping pipes clear: Pour a few drops of dish soap (Zalo) into the sink and rinse with warm water.

  • Rental Guarantee

    In collaboration with Tryg Insurance, we offer an excellent alternative to a traditional deposit account. With a deposit guarantee, tenants only pay 14% of the deposit amount, avoiding the need to tie up a large sum in a deposit account. The guarantee provides the same security for the landlord.

  • Access Cards (Keys)

    Everyone can accidentally lose their key card. We can issue a new one, but we recommend keeping it safe. A replacement cost is NOK 200, to be paid by the tenant.

    Reminder: The key card must be reactivated every 6 months by using the building’s main entrance.

    If you’re locked out:

    • Outside office hours: Call Belfor at 03360 (fee applies).

    • Monday–Friday, 08:00–16:00: The property manager can assist you with lockout.

  • Frost Mer / Heime App

    To book shared spaces, participate in activities, and more, download the Heime app:

    1. Download the app on your phone.

    2. Register as a new user.

    3. Enter your apartment number for access to relevant services.
